SW406 is Billings' newest shop development. Our mission is to provide an affordable, secure, high quality shop owner experience. You select your lot, choose a contractor, and enjoy the freedom and benefits of shop ownership. Whether it's a small business or recreation SW406 can help you accomplish your vision.
Build to Suit
Buy your lot(s). Choose your contractor. Build to suit your needs. Wood or steel framed buildings are permitted. Remember to check out the Architectual Review Guidelines (ARG) and submit any plans for review prior to starting the project.
Security
Card protected gated entrance, perimeter commercial fencing, & security cameras are the standard. Each building is required to have two security cameras. Gates open during business hours.
Utilities
MDU Natural Gas for low-cost heating. Yellowstone Valley Electric Coop for dependable power. High speed internet provided by Spectrum and TDS Telecom.
Approved Cistern/Septic
Montana DEQ approved cistern/septic. 73% of SW406 lots are already approved for systems. Enjoy the benefits of cistern/septic without the hassle and uncertainty of getting DEQ approval.

Am I able to put a bathroom in my shop?
Yes, 73% of lots are pre-approved for septic/cistern installations which will allow for a bathroom and kitchenette sink.
Is there a Shop Owner's Association(SOA)?
Yes, there is. The SOA covers snow removal, wee control on public right of ways, and water management. The annual fee is $450.
What is the average size of lot?
The two primary sized lots are: 80’X100″ – 8,000 sf. | 85′ X 90′ – 7,650 sf
Do I have to use a specific builder?
No, you can choose your own builder.
Can I live in my shop?
No, you cannot live in your shop or in any other recreational vehicle that may be parked onsite.
